These funds include commingled equity and mezzanine debt funds managed by American Ventures on a discretionary basis. Investors in these funds include corporate pensions, foundations, banks and high net worth individual investors.

Highly efficient real estate equity funds for tax-exempt institutional investors

Since late 1992, American Ventures has consistently operated fully discretionary institutional real estate equity funds. These equity funds have successfully employed market-driven, value enhancement strategies using moderate leverage. The average annual time-weighted net return to investors in American Ventures' aggregate equity funds portfolio from the fourth quarter of 1992 through June 30, 2005 was 15.86%. The current equity fund, American Ventures Property Fund, L.P. invests in moderately leveraged core-plus office properties through a private REIT. This structure is highly efficient for tax-exempt institutional investors.

Urban Initiatives Funds
Providing market rate capital to qualified urban core developers

American Ventures recently introduced a national family of real estate mezzanine debt funds that provide market rate capital to qualified developers of urban core development projects. The Urban Initiatives Funds are region-specific funds designed to appeal to regulated financial institutions as well as tax-exempt institutional investors. The first Urban Initiatives Fund was launched in New Mexico in the fall of 2003. A second Fund was opened in South Florida in the Spring of 2004. American Ventures is preparing to open additional Urban Initiatives Funds in other markets across the country.

The Urban Initiatives Fund investment strategy is to make primarily mezzanine debt investments in qualifying real estate development projects in targeted urban core areas. The Urban Initiatives Fund is structured to provide CRA investment credit for bank investors and to be tax-efficient for tax-exempt institutional investors.

American Ventures will be launching a fund directed at non-U.S. resident investors, both institutional and individual. The structure will provide a diversified investment strategy linked to a highly efficient tax structure. The fund will provide investors with current income distributions and growth over the life of the fund.

Distressed Debt Fund

The Fund is offered through Blumberg Office’s investment management arm. The launch of this fund is planned for the third quarter of 2008, and will target distressed newly built high end residential Condominium in areas such as Florida, Vegas and San Diego.

Blumberg Office Properties Fund

Philip Blumberg established the Blumberg Office Properties Fund as a vehicle for foreign and US investors to own Class A office properties across the USA. The Office Fund currently operates properties in leading business and commercial centers including Miami, Houston and Tampa, and is actively seeking properties in Dallas and other prime growth locations to add to its portfolio. Investors can participate in the Blumberg Office Fund directly or through a hedge fund chaired by Philip Blumberg.

The Blumberg Office Fund buys, manages, leases and repositions Class A office buildings. Investment evaluation factors include the building’s location and construction finish, communications and transportation access, the local and regional business and commercial activity outlook, the professionalism of on-site management and services, and other criteria decided upon by managers of the Blumberg Office Fund under Philip Blumberg’s direction.

The concept introduces Five Star Hotel services in an office building environment with such amenities as club-level suites, concierge and many more.  The purpose is to enhance the everyday life of our tenants and their employees via our services. The hospitality approach to commercial property management redefines the experience.

Exchange Trade Fund (E.T.F)

The launch of this Fund is planned for the third quarter of 2008, in Europe only. It will enable investor to participate in the active trade of European REITS.

Media & Entertainment Fund

The fund will target newspapers as well as Hollywood movie studios, online media outfits, broadcast news and possibly radio businesses. Including the use of leverage, the fund will have buying power of approximately $1.5 billion. Philip Blumberg has nurtured the idea of a fund to invest in U.S. media for about a year, a notion sparked in large part by existing real estate clients in investment hotbeds like oil-rich United Arab Emirate states Dubai and Abu Dhabi, which have expressed a desire to own Western media and entertainment companies.

Development Fund

This fund will be opportunity driven; it will build from scratch five star Class A office buildings, incorporating Phillip Blumberg’s unique and revolutionary vision of premium services. The focus will be on select markets like, Houston, Dallas, New York, Chicago, Los Angeles, Boston, London, Honk Kong, Dubai, and Brussels.
